AC leak causing black mold: who to call for repair?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be constantly leaking, and now I'm finding small black spots along the base of the wall behind my sofa. The room has felt way more humid than the rest of the flat since the weather got really hot last month. What's the most effective way to clean this off the painted wall and who should I call first to fix the root cause, my building maintenance or an AC specialist?

The black spots are likely mould from the condensation leak. For painted walls, a solution of one part white vinegar to four parts water can help clean it in mild cases—test an inconspicuous area first. However, cleaning is temporary if the moisture source isn't fixed.
Call your building maintenance first. In Dubai, the landlord or building management is generally responsible for fixing the AC condensate drain line, which is the most common cause of such leaks. They should send an AC technician to clear the blockage and repair the leak. The persistent high humidity and constant AC use in our climate make clogged drain pans and lines a frequent issue. If the mould covers more than one square meter, or if anyone in the household has respiratory sensitivities, a professional mould inspection is recommended to assess the extent. They can identify the species and provide a protocol for safe removal, as improper cleaning can disperse spores. The root cause is the AC leak, so addressing that with maintenance is your immediate priority. |
