AC leak causing black spots and smell: DIY or professional?« Back to Previous Page
|
The AC unit in our bedroom in Jumeirah Park has been leaking a bit onto the carpet, and now I’m seeing a few small black spots along the base of the wall. It’s been like this for a couple of weeks and I keep wiping it, but the damp feeling and a slight earthy smell won't go away. Is this something I can tackle with vinegar and bleach myself, or is it time to call in a professional cleaning company?

Based on the symptoms you've described, this is a classic case of mold growth due to a persistent moisture source, specifically the AC condensate leak. The black spots are likely Stachybotrys chartarum or Aspergillus niger, both common in Dubai's humid climate when combined with water intrusion from HVAC systems.
Here's the critical issue: wiping the surface does not address the root cause or the hyphae (root network) that has likely penetrated the porous wall and carpet backing. The earthy smell is a clear indicator of microbial volatile organic compounds (MVOCs), meaning the colony is active and established. Using bleach is a common mistake; it only bleaches the surface pigment and can actually aggravate the problem by releasing more spores and leaving behind a food source in the porous material. Vinegar is slightly better but wholly insufficient for an established colony. Under UAE civil defense and public health guidelines, any mold growth exceeding 1 square meter (approx. 10 sq ft) typically requires professional assessment and remediation to prevent cross-contamination and ensure proper disposal of contaminated materials. Given the leak has been ongoing for weeks and the smell is present, the hidden damage behind the wall is almost certainly beyond that threshold. A professional inspection with moisture meters and borescopes is essential to assess the full extent. We strongly advise against DIY attempts here. Please shut off the AC unit to that room to stop adding moisture and call for a certified assessment immediately.
