AC leak causing black spots and smell: urgent?« Back to Previous Page

Our AC unit in the bedroom has been leaking a little bit of water onto the carpet for maybe two weeks. I kept meaning to call maintenance, but now I’m seeing a few small black spots spreading out from the corner of the wall where the water was. The room definitely has a damp smell. How serious is this, and do I need to get someone out here as an emergency, or can it wait a few more days?

That leak needs immediate attention. The black spots are likely active mold growth, and the damp smell confirms it. In Dubai's climate, with high ambient humidity and constant AC use, a water leak creates the perfect environment for mold to proliferate rapidly, often within 24-48 hours. This is not something to wait on.

The primary risk from this type of mold is to indoor air quality and respiratory health, potentially causing irritation, worsened allergies, or asthma symptoms. For your safety, avoid disturbing the area, as this can release spores into the air. Do not attempt to clean it with bleach, as this only removes surface discoloration and can exacerbate the problem.

You need a two-step professional approach. First, an AC technician must fix the underlying condensation drain line or unit issue causing the leak. Second, a mold inspector should assess the damage to the wall and carpet. They will use moisture meters to find the full extent of water intrusion, which is often wider than the visible stain. Porous materials like drywall and carpet backing may need to be removed and replaced if they are saturated, as they cannot be fully remediated.

Given the two-week duration, this is beyond a simple surface wipe. A proper inspection is critical to prevent the mold from spreading inside the wall cavity. While not a midnight emergency, you should schedule this within the next day or two to prevent further property damage and potential health effects.
