AC leak causing black spots: DIY clean or call pro?« Back to Previous Page

The AC in our Jumeirah apartment has been leaking a bit onto the carpet in the master bedroom, and now I’m seeing a few small black spots along the baseboard. It’s been humid lately and I’m worried it’s spreading. Is this something I can clean myself with a vinegar solution, or do I need to call a professional mold inspection service to make sure it’s not something worse?

A professional inspection is strongly recommended for any mold resulting from an AC leak, especially on porous materials like carpet and drywall. The constant humidity in Dubai creates ideal conditions for hidden growth inside walls or under flooring, which a surface clean will miss.

Vinegar can clean small, surface-level mildew on non-porous tiles, but it's ineffective against many mold species and won't address the root cause—the moisture from the leak. The priority is stopping the AC drip; without fixing the source, the mold will return.

For a confirmed leak and visible spots, the risk of deeper contamination is high. A proper inspection uses moisture meters and thermal cameras to find hidden dampness, and air or swab samples sent to a microbiology lab can identify the species. This is critical for determining the right remediation strategy, as some molds require specific protocols.

Given Dubai's climate, where AC systems run year-round, this is a common issue. Prompt professional assessment prevents a small problem from becoming a major, costly remediation project and ensures your indoor air quality is safeguarded.
