AC leak causing black spots: emergency fix needed?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom, and now I’m seeing a few small black spots along the baseboard. It’s been like this for maybe a week since the humidity really kicked in. Given how damp it gets here, is this something I need to get my landlord to fix as an emergency this week, or can it wait until after the weekend?

Yes, this requires immediate attention and you should notify your landlord right away. In Dubai's climate, a persistent water leak creates a perfect environment for mold growth within 24-48 hours. The black spots are a strong visual indicator that mold has already begun to colonize the damp carpet and baseboard.

Under the Dubai Rental Law, landlords are responsible for maintaining the property's structure and essential services, which includes fixing AC units and addressing resultant damage like water leaks and mold. You should formally notify them in writing (email is best) and request an urgent repair. While it may not be a middle-of-the-night emergency, waiting until after the weekend allows the problem to worsen significantly. The ongoing moisture will enable the mold to spread deeper into the building materials, making remediation more complex.

For now, stop using that AC unit to prevent further water discharge. If possible, gently wipe the excess moisture from the area and increase ventilation in the room. Do not attempt to scrub the black spots yourself, as this can release spores. A proper fix requires the landlord to repair the AC condensate drain line leak and then have a professional assess the moisture damage. The affected carpet padding and possibly sections of drywall often need replacement to properly resolve a mold issue of this nature.
