AC leak causing black spots on wall - mold?« Back to Previous Page

The AC in my apartment seems to be leaking a little water onto the carpet in the master bedroom closet, and now I'm seeing black spots spreading on the back wall. I only just noticed it when I was putting away winter clothes. We've lived in this Jumeirah Park villa for 2 years and this is the first time it's happened. What's the best way to handle this myself, or do I need to call a professional cleaning company?

That's likely mold caused by the AC condensate leak. The constant moisture from the drip, combined with Dubai's high humidity and the dark closet environment, creates the perfect breeding ground.
First, stop the moisture source. Have an AC technician repair the leak immediately—this is non-negotiable. For the existing mold, you can attempt to clean a small area (under 1 square meter) yourself with a solution of diluted white vinegar or a specialized mold cleaner, wearing an N95 mask and gloves. However, the wall may need to be opened if the leak has saturated the drywall or insulation behind it, as mold grows deep within porous materials. Given this is a persistent leak in a closed space, a professional inspection is strongly advised for a villa of this age. They can use a moisture meter to confirm the wall is dry and perform an air quality test to check for spore count, which is critical if anyone in the household has allergies or respiratory issues. In Dubai's climate, unresolved moisture issues can lead to widespread contamination quickly. Proper remediation involves containment, HEPA vacuuming, and antimicrobial treatment to prevent regrowth. |
