ac leak causing mold and child's sneezing: who to call first?« Back to Previous Page

The AC in our apartment in Jumeirah Park seems to be leaking a little bit of water onto the carpet in my kids' bedroom. I just lifted the edge of the carpet today and found a bunch of black and greenish spots on the backing and the concrete underneath. My youngest has been sneezing a lot lately and I'm really worried it's connected. What's the best way to handle this safely and who should I call first, the AC maintenance or a specialized cleaning company?

Call the AC maintenance company first, as they must repair the leak at its source. The continuous moisture from the AC drip is actively feeding the mold growth; no cleaning will be effective until the leak is permanently stopped. This is a common issue in Dubai's climate, where high humidity and year-round AC use create perfect conditions for condensation problems.

Once the leak is confirmed as fixed, you need a specialized mold inspection and remediation company. The mold under the carpet is a serious concern, especially with a child showing symptoms. Do not attempt to clean this yourself, as disturbing it can release a high concentration of spores into the air. A professional inspector will assess the extent of the growth on the carpet backing and concrete slab, which often spreads further than what is immediately visible.

They should use moisture meters to map the dampness and recommend a protocol, which will likely involve removing the affected carpet section, HEPA vacuuming, and antimicrobial treatment of the concrete. For health safety, insist that the company provides before-and-after lab results to verify the spore count has been returned to safe, ambient levels. Your child's sneezing could very well be connected, as this type of direct exposure to active mold growth is a frequent cause of respiratory irritation.
