AC leak causing mold and headaches: DIY or professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water into the carpet behind the unit. I’ve started getting really bad sinus headaches in the morning and just noticed a small patch of black speckles on the wall. Is this something I can clean myself with bleach or do I need to call a professional company to check it out?

A water leak from an AC unit in JVC is a serious concern due to Dubai's high humidity, which creates ideal conditions for mold growth within 24-48 hours. The black speckles on the wall and your sinus headaches are strong indicators of an active mold issue that the AC is likely spreading throughout your apartment.

Bleach is not recommended; it is mostly water and only removes surface discoloration on non-porous materials, not the mold roots inside drywall. It can also release harmful fumes, especially in an enclosed space. For porous materials like carpet and gypsum board, superficial cleaning is ineffective.

This situation requires a professional inspection. The visible mold is likely just a small part of the problem, as the main colony is probably hidden inside the wall cavity or the AC unit itself. A proper assessment involves using moisture meters and thermal cameras to find the full extent of the water damage and mold growth. A lab analysis of a tape lift sample from the wall can also identify the mold species, which helps determine the health risk and appropriate remediation protocol.

For your health and to properly resolve the issue, the process should be: first, a certified inspector identifies the source of the leak and the full scope of contamination. Then, the water damage is repaired, and the affected porous materials (carpet, damaged drywall) are removed and safely disposed of. Finally, the area is properly remediated and verified with post-clearance testing to ensure the environment is safe. Simply cleaning the visible spot will not address the root cause or protect your health.
