AC leak causing mold and sneezing: DIY or professional help?« Back to Previous Page

The AC in our master bedroom in our Jumeirah villa seems to be constantly leaking, and now we’re finding black spots on the wall behind the curtain. My husband has been sneezing non-stop for a couple of weeks and I’m worried it’s mold-related. Is this something we can handle ourselves with bleach from ACE, or should we just call a professional company for an inspection and remediation, and what’s the typical cost we’re looking at for a room this size?

The black spots and persistent sneezing are strong indicators of a mold issue, which is common here when AC units leak. Dubai's high humidity and constant AC use create perfect conditions for mold growth when moisture is present.

Using bleach from a hardware store is not recommended. It only removes surface discoloration on non-porous materials and does not address the root cause or the mold growing inside your wall. The moisture from the leak has likely penetrated the plasterboard, and the mold colony will continue to regrow until the leak is fixed and the damp materials are properly remediated.

For a scenario involving an active leak, visible growth, and health symptoms, a professional inspection is strongly advised. The process should start with identifying and repairing the AC leak—this is the critical first step. A proper assessment will determine the extent of the moisture damage inside the wall cavity, which you cannot see. Reputable providers use moisture meters and borescopes to inspect behind surfaces.

Remediation cost is not based solely on room size but on the extent of the contamination. It involves containing the area, safely removing and disposing of affected porous materials like damp plasterboard, HEPA vacuuming, and antimicrobial treatment. For a localized leak in a single room, the project is typically a focused intervention rather than a full-home treatment. You should request a detailed assessment and quotation from a company that can provide documented before-and-after verification of the cleanup.
