The wall behind our sofa in the living room of our villa in Jumeirah has started showing these black speckles. It’s worse in the corner and I just noticed a bit of a damp feeling on the skirting board. The AC unit is right above that spot, so I’m worried there might be a leak inside the wall.
What’s the best way to tackle this to stop it from spreading, and who should I call first, an AC technician or a mold specialist?

Call the AC technician first. The constant humidity and year-round AC use make this a frequent issue. The mold is a secondary symptom of the water intrusion.
Before the technician arrives, pull the sofa away from the wall to improve air circulation. Wipe the visible mold off the surface with a diluted detergent solution (wear a mask and gloves) to prevent immediate spore dispersal, but understand this is only a temporary surface fix. The technician should locate and clear the blockage, repair any pan leaks, and ensure the condensate is properly draining. Once the water source is confirmed to be stopped, then assess the mold. For a small, contained area like this, a thorough cleaning and drying by a reputable cleaning service may suffice. However, if the dampness has penetrated the drywall or insulation behind, the wall may need to be opened to properly dry and remediate the hidden mold growth, which would require a specialized mold remediation company.
