AC leak causing mold: call AC tech or mold company first?« Back to Previous Page

Our AC unit in our Jumeirah Park villa has been leaking a bit of water onto the carpet in the master bedroom. I've been wiping it up, but now I'm seeing a few black spots along the base of the wall and the room constantly feels damp. What's the most effective way to clean this and who should I call first, an AC technician or a mold remediation company, to make sure it doesn't come back?

Based on the symptoms you've described in your Jumeirah Park villa, you are dealing with a classic and serious case of mold growth caused by a persistent AC condensate leak. The damp feeling and black spots are clear indicators of an active colony.

The correct sequence is critical to ensure the problem is resolved permanently. You must call an HVAC technician first. The primary issue is the malfunctioning air conditioning unit. A certified technician will repair the leak, which is the source of the moisture. Without stopping the water intrusion, any mold cleaning will be completely ineffective, as the mold will return rapidly due to Dubai's high ambient humidity, which provides a constant source of moisture for re-growth.

Once the AC leak has been professionally repaired and the area is completely dry, then you must engage a certified mold remediation company. The black spots are just the visible surface growth; the mycotoxins and hyphae (the root structure) will have penetrated the carpet, underlay, and potentially the wall itself. Attempting to clean it yourself with household products often agitates the spores, spreading them throughout your HVAC system and home, and will not address the contamination within the materials.

For a proper and permanent solution, I strongly recommend a professional inspection and remediation. Our teams at Saniservice are certified in mold assessment and follow strict protocols for containment, removal, and post-remediation verification to ensure your villa is safe and the issue does not recur. Please call us at 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate assessment.
