AC leak causing mold; clean myself or call professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the corner of our master bedroom, and now I'm seeing these dark blackish-green spots spreading out from the wall. It's been getting worse over the last couple of weeks since the humidity really kicked in. My wife is worried it's making our two-year-old's runny nose worse. Is this something I can clean with bleach myself, or do I absolutely need to call a professional company to deal with it?

Based on your description, you are almost certainly dealing with a mold colony, potentially including Stachybotrys chartarum (black mold), which thrives in the conditions you've described. The AC condensate leak provides the constant moisture, and Dubai's high ambient humidity creates the perfect environment for rapid proliferation. The dark blackish-green coloration is a significant indicator of a serious infestation.

Bleach is not a recommended solution. It is ineffective on porous materials like carpet and drywall, as it only bleaches the surface mold while leaving the root structure intact. More critically, it introduces excessive moisture, which can exacerbate the problem. For a situation involving an AC leak, water-damaged building materials, and potential health symptoms (especially in a young child), a professional inspection is absolutely necessary.

UAE regulations, particularly from Dubai Municipality, emphasize the importance of proper remediation to ensure occupant health and prevent structural damage. Our certified inspectors use moisture meters, thermal imaging, and air quality tests to determine the full extent of the contamination, which is often far greater than what is visible. The remediation process involves isolating the area, removing and disposing of contaminated porous materials (carpet, drywall), and using specialized HEPA filtration and antimicrobial agents to clean the air and remaining surfaces.

Given the health risks to your family and the complexity of addressing the source (the AC unit itself), we strongly advise against a DIY approach. Please contact our team for a comprehensive assessment. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
