AC leak causing mold: DIY clean or call a pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of weeks and now I'm seeing these small black spots forming on the wall behind the headboard. The room has started to feel damp and my allergies have been acting up every morning. Is this something I can clean myself with bleach and vinegar, or do I need to call a professional company to deal with it?

Based on your description, you are describing a classic case of condensation-induced mold growth, a very common issue in Dubai due to our high humidity levels and year-round reliance on AC systems. The dampness and allergy symptoms you're experiencing are strong indicators of an active microbial problem.

The black spots are likely Cladosporium or Stachybotrys (black mold), which thrive in the constant moisture from a leaking AC unit. Attempting a DIY clean with bleach or vinegar is strongly discouraged. These are superficial biocides that only remove the surface discoloration but do not address the root moisture problem or the hyphae (root system) growing within the gypsum board. Bleach can also aggravate respiratory issues. More critically, improper cleaning can aerosolize spores, spreading the contamination throughout the room and HVAC system.

According to UAE health and safety guidelines, any mold growth exceeding 10 square feet (approx. 1 square meter) typically requires professional assessment and remediation. Given the growth is on a porous wall material and the AC unit—your primary air circulation system—is involved, this is not a DIY situation.

The correct protocol involves first stopping the AC leak at the source. Then, a certified mold inspector should conduct air and surface sampling to identify the species and concentration levels. Remediation involves isolating the area, using HEPA filtration to capture airborne spores, and the safe removal and disposal of contaminated porous materials like the affected drywall.
