My bedroom AC unit in my Jumeirah apartment has been leaking a bit for a couple of months, and now I’m seeing these black, speckled patches spreading on the wall behind the curtain. The room has started to smell damp and my allergies have been acting up whenever I'm in there. Is this a job I can handle myself with bleach from the supermarket, or do I need to call in a professional company for remediation, and what’s the typical cost for a small area like this?

The black speckled patches and damp smell indicate active mould growth, almost certainly fueled by the AC condensate leak. In Dubai's high humidity, this moisture creates an ideal environment for mould, and your allergy symptoms are a common reaction to its spores.

Bleach is not recommended. It only removes surface discoloration on non-porous materials but does not kill the root structure within drywall or plaster. It can also release a high volume of irritants during cleaning. For a porous wall that has been damp for months, DIY cleaning is unlikely to address the hidden contamination inside and behind the surface.

Professional remediation is strongly advised here. The process involves containing the area to prevent spore spread, safely removing the affected building materials, HEPA vacuuming, and antimicrobial treatment. Crucially, the AC leak must be repaired first; otherwise, the mould will return immediately. A reputable company will provide before-and-after surface or air sample lab results to verify the space has been returned to a normal fungal ecology.
