AC leak causing mold: DIY fix or call Dubai professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit for the last month, and now I'm seeing a few small black spots spreading on the wall behind the unit. I tried wiping it with vinegar, but the smell is still musty and it seems to be coming back. Is this something I can handle myself with a store-bought spray, or should I just call a professional mold remediation company here in Dubai, and what kind of cost am I looking at for a small area like this?

Based on your description, this is a classic case of AC condensate leak induced mold growth, extremely common in Dubai's climate. The black spots are likely Cladosporium or Stachybotrys (black mold), which thrive in the constant moisture from a leaking unit.

A DIY approach with vinegar or store-bought sprays is a temporary fix at best. these solutions only remove surface discoloration but do not address the root cause: the moisture problem from the AC leak. More critically, they do not penetrate porous materials like drywall and plaster to kill the hyphae (root system) growing within. The persistent musty odor is a major red flag, indicating active microbial volatile organic compounds (mVOCs) and that the colony is alive and well inside your wall cavity.

For a proper remediation in the UAE, specific protocols from the Abu Dhabi Quality and Conformity Council (QCC) and Dubai Municipality are recommended. This involves isolating the area, using HEPA filtration to capture airborne spores, removing and disposing of contaminated porous materials (like that section of drywall), and a thorough antifungal treatment of the area. Crucially, the AC leak MUST be repaired by a certified HVAC technician first, or the mold will 100% return.

For a small area (1-2 sqm) in JVC, professional remediation cost can range from AED 1,500 to AED 3,500, depending on the extent of hidden damage. Given the visible spreading and musty smell, a professional inspection is strongly advised to assess the full scope. We can provide a free, no-obligation assessment.
