The AC in my apartment in Jumeirah seems to be constantly leaking, and I’ve just found patches of black mold growing on the wall behind the bedroom curtain. It’s been getting worse since the weather got more humid a couple of months ago. What’s the most effective way to kill this mold for good and stop the condensation from coming back, or is this something I absolutely need to get my landlord’s maintenance team to handle?

This is a landlord issue. The core problem is the AC leak, which is a maintenance responsibility under Dubai rental law (RERA). The mold is a symptom of that unresolved water intrusion.

For the mold itself, small patches (under one square meter) can be cleaned with a solution of diluted white vinegar or a dedicated mold remover. Wear an N95 mask and gloves. However, this is only a temporary fix if the leak continues. The constant humidity from Dubai's climate, especially during the summer and transitional seasons, will cause it to return quickly.

The condensation is likely due to a clogged drain line, low refrigerant, or improper insulation on the AC unit's pipes—all issues for a certified HVAC technician. You must report this in writing to your landlord or property manager immediately. They are obligated to address the root cause. For extensive mold growth behind walls, a professional inspection is advised to assess the full extent, as spores can spread into cavities. The goal is to stop the water source first, then address the resulting microbial growth.
