AC leak causing mold: DIY or professional remediation needed?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I'm seeing black spots along the base of the wall behind my bedroom wardrobe. I only noticed it a few days ago when I was rearranging furniture, but it must have been growing for a while. Is this something I can handle myself with bleach, or should I call a professional company for mold remediation, and what kind of cost am I looking at for a small area like this?

That black spot from an AC leak is almost certainly active mold growth, and in Dubai's climate, it requires immediate attention. The high humidity and constant AC use create ideal conditions for mold to thrive, especially when a water source like a leak is present.

For a small, visible area caused by a known leak, a DIY approach can be attempted if you are healthy and the area is less than about one square meter. However, using bleach is not recommended. It is mostly water, which can feed the mold roots inside porous materials like drywall, and its fumes are hazardous in enclosed spaces. A better DIY solution is a mixture of white vinegar and water or a dedicated, non-bleach mold cleaner. You must fix the AC leak first; otherwise, the mold will return regardless of how well you clean.

Professional remediation is strongly advised in several cases: if the mold covers a larger area, if it has a musty odor, if it has likely spread behind the wall (which is probable given the location behind a wardrobe), or if anyone in the household has asthma, allergies, or a weakened immune system. Professionals use containment, HEPA filtration, and antimicrobial treatments to properly remove the mold and its spores, preventing regrowth and cross-contamination.

The cost for professional remediation is not fixed; it depends entirely on the extent of the hidden damage. For a seemingly small patch, the final cost is determined by how far the moisture and mold have traveled within the wall cavity. The only way to get an accurate assessment is to request an on-site inspection from a company that can provide a detailed scope of work and a verified post-remediation report.
