AC leak causing mold: handyman or specialist needed?« Back to Previous Page

The AC in our master bedroom in Jumeirah Park has been leaking a little for a couple of months, but now I'm waking up with a stuffy head and a sore throat every single morning. I've just pulled the corner of the carpet back near the vent and found some black speckling on the underside. Is this a job for a general handyman or do I need to call a specialized mold inspection company to test it properly?

Specialist, not a handyman. Your symptoms and visible mold growth indicate a deeper issue that requires proper diagnosis. A general handyman can fix the leak but won't have the tools or expertise to assess the microbial contamination within the AC unit, ductwork, or under the carpet.

The black speckling on the carpet underside is a major red flag; it means moisture has been accumulating long enough for mold to colonize the backing and padding. In Dubai's climate, where AC systems run year-round, a small leak creates a constant source of humidity, which is ideal for mold proliferation. Simply fixing the leak and cleaning the visible spot will not address the spores already released into your indoor air, which are likely causing your morning symptoms.

A certified mold inspector will use tools like moisture meters and thermal cameras to find the full extent of the water damage and collect air and surface samples for lab analysis. This identifies the mold type and concentration, which is critical for planning an effective remediation strategy, especially in a bedroom. They provide a protocol for the remediation team to follow, ensuring the problem is solved at its source. After the cleanup, they can also verify with post-remediation testing that the environment is safe. For health-related concerns with visible growth, this scientific approach is the only way to ensure the problem is resolved completely.
