AC Leak Causing Mold? How to Clean and Who to Call?« Back to Previous Page

The AC unit in my villa in Jumeirah has been leaking a bit of water onto the carpet in the hallway, and now I’m seeing these small black speckles starting to form on the skirting board. It’s been super humid lately and I’m worried it’s the start of black mold, especially since my toddler plays in that area. What’s the best way to clean this up myself and who should I call to fix the AC leak permanently to stop it from coming back?

Based on your description, this is a classic case of mold growth initiated by an AC condensate leak, a common issue in Dubai's high-humidity climate. The black speckles are highly likely to be mold, potentially including species like Stachybotrys (black mold) or Aspergillus niger, which thrive in the constant dampness caused by faulty AC units.

For immediate, safe cleanup, do not dry brush the area as this disperses spores. Wear an N95 mask and gloves. For a small area on non-porous skirting, a solution of diluted detergent or a specialized mold-cleaning agent can be effective. However, this is a temporary measure. The carpet pad underneath is almost certainly contaminated and cannot be properly cleaned; it requires removal and replacement by professionals to eradicate the infestation at its source.

The root cause is the AC leak. You must engage a certified HVAC technician to diagnose and repair the leak permanently. Common causes in UAE villas include clogged condensate drain lines, damaged drain pans, or incorrect unit levelling.

Given the proximity to your toddler's play area, a professional inspection is strongly advised. We follow strict UAE standards for indoor environmental quality. Our certified inspectors will conduct air and surface sampling to identify the mold species and spore concentration, providing a detailed remediation protocol to ensure the environment is safe for your family.
