AC leak causing mold in apartment: landlord or my responsibility?« Back to Previous Page

Our AC unit in the master bedroom of our Jumeirah Village Circle apartment has been leaking a bit, and now I’ve found a patch of black mold on the wall behind the curtain. It’s been getting worse over the last couple of weeks, especially with the humidity. Am I responsible for the cleaning and repair costs, or is this something I need to get my landlord to handle immediately?

In the UAE, the responsibility for mold remediation due to an AC leak is typically determined by the cause of the issue. According to standard Dubai rental law (Law No. 26 of 2007), the landlord is responsible for maintaining the structural integrity of the property and all major installed equipment, including the central AC system. Since the leak originates from the AC unit itself, this is a maintenance issue that falls under your landlord's obligation. You must notify them in writing immediately to formally document the request for repair.

The black mold you describe is a serious health and safety concern, exacerbated by our high humidity and constant AC use, which creates ideal conditions for proliferation. This is not a simple cleaning task. Disturbing the mold without proper containment can aerosolize spores, contaminating other areas of your apartment. A professional inspection is critical to assess the full extent of the hidden growth within the wall cavity and the HVAC system itself.

I strongly recommend you contact a certified mold remediation specialist. At Saniservice, our process involves a thorough inspection with moisture meters and thermal imaging to identify the source and scope, followed by engineered containment, HEPA filtration, and antimicrobial treatment to ensure complete removal and prevent recurrence. Do not attempt to clean this yourself.
