AC Leak Causing Mold in Bedroom: DIY Clean or Call Pro?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah Park has been leaking a bit, and now I’ve spotted black spots along the wall behind the curtain. It’s been humid lately and I’m worried it’s spreading. What’s the most effective way to clean this myself to stop it from coming back, and should I call a professional company for a full inspection?

A small leak from an AC unit in Dubai's humidity can quickly lead to visible mold growth, especially in a less-ventilated area behind a curtain. For a surface-level issue, you can clean it yourself with a solution of one part white vinegar to four parts water, applied with a spray bottle and scrubbed with a microfiber cloth. Never use bleach, as it only removes the colour and can push spores deeper into the porous wall material.

However, DIY cleaning is often a temporary fix. The primary issue is the ongoing moisture from the AC leak. You must have an HVAC technician repair the condensate drain line or pan to stop the water source. Without this, the mold will return. Furthermore, what you see on the wall surface is often just the fruiting body; the root structure (mycelium) can penetrate deep into gypsum board or paint.

Given the location is your bedroom and the mold is already visible, a professional inspection is strongly recommended. They use moisture meters and borescopes to assess the wall cavity's condition behind the visible spot. In many villas here, the constant cycling of AC against the heat causes significant condensation that gets trapped inside walls, leading to widespread contamination that isn't visible. A proper remediation company will contain the area, remove affected porous materials like drywall safely, and use HEPA filtration to capture airborne spores. For verification, post-remediation testing by an independent lab is the standard to confirm the space is measurably clean.
