AC leak causing mold in closet with baby's items?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom closet, and now I’m seeing these small black speckles on the back wall. It’s been super humid lately and I'm worried it’s the start of black mold, especially with my toddler’s stuff stored in there. What’s the best way to clean this myself and who should I call to fix the AC leak for good to stop it from coming back?

Based on your description, this is a classic scenario we encounter frequently in Dubai, driven by our high humidity and constant AC operation. The black speckles are highly likely to be mold growth, with Stachybotrys chartarum (black mold) being a possibility, especially given the presence of persistent moisture from the AC condensate leak.

Your first and most critical step is to stop the moisture source. The AC leak must be repaired by a licensed HVAC technician. Do not attempt to clean the mold until the leak is permanently fixed, as it will simply return. In the UAE, HVAC work must comply with Dubai Municipality regulations to ensure it is done correctly and safely.

Regarding the mold itself, due to the presence of your toddler's items and the potential for mycotoxin production from certain black molds, I strongly advise against a DIY cleaning attempt. Disturbing the mold without proper containment can aerosolize spores and contaminate your entire apartment, posing a significant health risk. For a situation involving stored fabrics and a potential toxigenic species, professional assessment and remediation are not just recommended, they are essential.

Our certified inspectors use moisture meters and thermal imaging to locate the full extent of the water damage, which is often greater than what is visible. Remediation involves engineering controls like negative air pressure and HEPA filtration to prevent cross-contamination, followed by the safe disposal or hygienization of affected porous materials like the carpet and drywall.

For a definitive assessment and a safe, permanent solution, please contact our team. We can coordinate the HVAC repair and provide a certified clearance test once remediation is complete.
