AC Leak Causing Mold in Dubai Apartment: Permanent Fix?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below the vent, and now I’m seeing a few small black spots starting to form on the wall nearby. It’s been incredibly humid the last few weeks and I’m worried it’s going to get much worse. What’s the most effective way to clean this up and stop the mold from coming back for good?

The water leak is creating a classic mold-friendly environment: moisture, organic material (drywall, carpet), and Dubai's high ambient humidity. The black spots are a clear sign of active growth.

First, stop the source. The AC drain line is likely clogged with microbial sludge, a common issue here due to year-round operation. Have a certified HVAC technician clear the condensate drain line and pan. This is the only permanent fix; cleaning the mold without stopping the water is temporary.

For cleanup, if the area is small (under one square meter), you can carefully clean non-porous surfaces with a detergent solution. However, the drywall and carpet backing are porous and likely harboring hidden mold. These materials often require cutting out and replacement to truly resolve the issue, as spores embed deep within.

Given the location and the leak, a professional inspection is strongly advised to assess the full extent of the damage behind the wall and under the carpet. They can use moisture meters and borescopes to see inside the cavity. After remediation, ensuring the room's humidity is kept below 60% with proper AC operation and ventilation is key to preventing its return.
