AC leak causing mold in Dubai apartment, who to call?« Back to Previous Page

Our AC unit in the bedroom of our Jumeirah apartment seems to be leaking a little water, and now I'm spotting small black patches on the wall behind the curtain. It’s been super humid lately and I'm worried this is the start of a bigger mold problem. What's the best way to clean this and who should I call to fix the AC to stop it from happening again?

That black spotting is almost certainly mold, a common issue here when AC units leak and combine with our high humidity. The immediate priority is stopping the moisture source, then addressing the mold.

For the AC leak, you need a certified HVAC technician. They will diagnose the cause, which is often a clogged condensate drain line, low refrigerant, or a faulty installation pan. A general handyman might not solve the underlying issue. The Building Maintenance department of your building's management company is usually the first point of contact for such repairs in an apartment, as they often have approved vendors. You can also hire an independent, certified HVAC company directly.

For the mold on the wall, do not attempt to clean it yourself if the patch is larger than a square foot or if you suspect it's inside the wall cavity. Disturbing it can spread spores. For a very small, surface-level patch, you can carefully wipe it with a solution of diluted white vinegar or a dedicated mold cleaner, wearing a mask and gloves. However, given the leak source, a professional inspection is wise to assess the full extent. Mold remediation specialists can contain the area, remove contaminated materials like drywall if necessary, and treat it with EPA-approved antimicrobials.

The best approach is to call a company that offers both HVAC repair and mold assessment. They can fix the leak at its source and properly evaluate the mold growth it caused. Look for providers with certifications like IICRC and who can provide a detailed report, often including lab analysis of a swab sample to identify the mold type. This dual approach ensures the problem is solved completely, not just the visible symptom.
