AC Leak Causing Mold in Wardrobe: Who to Call?« Back to Previous Page

The AC in our Jumeirah Park villa seems to be leaking condensation, and we’ve just discovered a patch of black mold inside the wardrobe on the adjacent wall. It’s been insanely humid lately and I’m worried it’s just going to get worse. What’s the most effective way to clean this and who should I call to fix the AC leak to stop it from coming back?

You have two separate issues requiring different specialists: an AC technician for the leak and a mold remediation expert for the contamination. For the AC unit itself, call a licensed HVAC company to repair the condensation drain line, which is likely clogged. They should also check the insulation on the cold water pipes and the drain pan integrity. Ensure they are certified, as Dubai Municipality requires proper licensing for all AC work.

For the mold, a small patch under 1 square foot on a non-porous surface can sometimes be cleaned with a diluted detergent solution. However, given its location on a wall (a porous surface) and that it’s caused by an ongoing water leak, the moisture has likely penetrated deeper, making professional assessment and remediation strongly advised. The extreme Dubai humidity will only accelerate its growth.

The most effective long-term solution is to address the root cause first: fix the AC leak completely and ensure the area is thoroughly dried. Only then should mold cleanup begin. For a confirmed, persistent problem like this, a certified indoor environmental professional can conduct an inspection, often using moisture meters and thermal imaging to find hidden dampness, and then perform the remediation. They should provide a clearance test afterward to verify the spore count has returned to normal indoor levels. This two-pronged approach—fixing the mechanical fault and then properly remediating the biological growth—is the only way to stop it from coming back.
