The AC in my bedroom has been leaking a bit for a couple of months, but now I’m seeing black spots spreading on the wall behind the curtain. My landlord says it’s because I don’t ventilate the room properly, but I run the AC constantly because of the heat. Who is actually responsible for fixing the leak and cleaning this mold, me or the landlord?

The black spots are mold, and this is almost certainly your landlord's responsibility to fix. In Dubai, landlords are legally responsible for maintaining the structural integrity of the property and all major building systems, including the air conditioning. A leaking AC unit is a maintenance issue that falls under their purview.

Your landlord's claim about ventilation is a common misconception. While proper ventilation helps manage indoor humidity, it does not cause an AC unit to leak. The leak is a mechanical or drainage failure. Running the AC constantly in our climate is normal and expected; the system is designed for this use. The resulting condensation and mold growth are direct consequences of the unresolved leak, not your usage.

You should formally notify your landlord in writing (email is best) about the leak and the visible mold, requesting immediate repairs and professional mold remediation. For a spreading infestation, a professional inspection is advised to assess the extent, as mold can grow inside wall cavities from a persistent leak. Remediation involves fixing the water source, properly removing the contaminated materials, and treating the area to prevent regrowth.

If the landlord refuses to address it, you can file a complaint with the Dubai Land Department or the Rental Dispute Center (RDC), as a malfunctioning AC that causes property damage constitutes a breach of their maintenance obligations.
