The AC in our apartment in Jumeirah Village Circle seems to be leaking a little water, and now I’ve spotted black spots along the bottom of the wall behind the sofa. I’m worried the dampness from the unit is causing mold to grow inside the wall. What’s the best way to treat this myself to stop it from spreading, and should I get my building’s maintenance involved for the AC leak?

Stop the AC leak first. This is a maintenance issue for your building management or an HVAC technician, as fixing the internal drain line or condensate pan requires specialized access. The continuous moisture is the root cause, and any DIY mold treatment will fail if the leak persists.
For the visible mold on the wall surface, a temporary DIY approach can help. Wear an N95 mask and gloves. Scrub the black spots with a mixture of detergent and water, then wipe with a diluted bleach solution (1 part bleach to 10 parts water). Dry the area thoroughly with a fan. However, this only addresses surface mold you can see. Given the leak originated from the AC, there is a high probability mold has grown inside the wall cavity where you cannot see it. The constant humidity in Dubai creates an ideal environment for this. Surface cleaning will not remediate hidden growth, which can continue to spread and affect indoor air quality. For a situation involving a structural element like an interior wall, a professional inspection is strongly recommended. They use moisture meters and borescopes to assess the wall's interior. In many cases, controlled demolition, proper antimicrobial treatment, and replacement of affected drywall are necessary to fully resolve it and prevent recurrence. |
