AC Leak Causing Sickness: Professional Mold Inspection Needed?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of months, and now we’re all waking up with sore throats and stuffy noses that clear up when we leave for the day. I’ve started noticing a few small black specks along the edge of the vent. Is it worth getting a professional mold inspection done, or can I just clean the vent myself to solve the problem?

Persistent AC leaks in Dubai's climate almost always lead to microbial growth inside the unit and ducting, where humidity and condensation create an ideal environment. Your symptoms resolving when you leave the apartment strongly indicate the indoor air quality is the source, and those black specks are a visible sign of a likely larger, hidden problem.

Cleaning the visible vent yourself will not solve it. This addresses only the surface and can disturb spores, potentially making the airborne concentration worse. The leak has provided constant moisture, allowing growth deep within the system that will continue to affect your air.

A professional inspection is warranted here. The goal is to identify the type and extent of the contamination. Technicians use tools like borescopes to see inside the AC evaporator coil and ductwork, and air or swab sampling can be sent to a microbiology lab to identify the specific species. This diagnosis is critical, as it determines the required remediation protocol—simply spraying a disinfectant is ineffective for a established problem.

In the UAE, look for a provider that follows IICRC standards for mould remediation and can provide documented, verifiable proof of contamination levels before and after any cleaning. The inspection will also identify the root cause of the leak itself, which must be repaired to prevent immediate recurrence. For a situation with ongoing moisture and health symptoms, the investment in a proper diagnostic assessment is the most direct path to resolving the issue.
