AC Leak Causing Wall Mold: DIY or Professional in Dubai?« Back to Previous Page

The AC in our bedroom in Jumeirah Park villa has been leaking a bit for a couple of weeks, and now I’m seeing black spots spreading on the wall behind the wardrobe. I’m worried it’s a bigger problem inside the wall. What’s the ballpark cost to get this professionally treated by a company here, and is it a complete DIY fail to try and handle it myself?

Based on your description of a persistent AC leak in Jumeirah Park and visible black mold spreading behind the wardrobe, this is a serious concern that requires immediate professional attention. The climate in Dubai, with its high humidity and constant AC operation, creates a perfect environment for mold to thrive, especially inside wall cavities where moisture is trapped.

Attempting a DIY remediation in this scenario is strongly discouraged and likely to be a complete fail for several reasons. The visible spots are merely the fruiting body; the main root structure (mycelium) is almost certainly deep within the drywall and insulation. DIY cleaning with surface sprays like bleach or vinegar will not address this hidden growth, and disturbing it without proper containment can aerosolize spores, spreading the contamination to other areas of your villa. Furthermore, improper handling can violate Dubai Municipality's public health and housing standards regarding biological contaminants.

A professional inspection is absolutely critical. We use moisture meters and borescopes to assess the extent of the damage inside the wall. The ballpark cost for remediation can vary significantly based on the severity, but for a contained area like a single wall affected by an AC leak, you could be looking at a range starting from AED 2,500 to AED 7,000 or more. This typically includes containment setup, safe removal of contaminated materials, HEPA vacuuming, antimicrobial treatment, and drying with industrial equipment to prevent recurrence.

For a definitive assessment and to prevent further damage to your property and health, you need a certified expert. I recommend you contact Saniservice immediately for a comprehensive inspection and quote. Call 800-MOLDS (800-66537) or email hello@saniservice.com.
