My bedroom AC unit in my Jumeirah apartment has been leaking a bit of water onto the carpet below, and now I’m starting to see these small black spots forming on the wall near the vent. It’s been getting worse since the humidity really kicked in last month. What’s the best way to clean this safely and who should I call to fix the AC to make sure it doesn’t just come back?

The black spots are likely Stachybotrys or Cladosporium, two mould types common in Dubai's high humidity when AC condensation isn't draining properly. This is a health concern and requires immediate action.

For safe cleaning, wear an N95 mask and gloves. Isolate the area and wipe the visible mould with a microfibre cloth dampened with a diluted white vinegar or hydrogen peroxide solution. Never use bleach, as it can worsen indoor air quality. Bag and dispose of the cloth immediately. This addresses surface growth only.

The root cause is the AC leak. You must call a certified HVAC technician to clear the clogged condensate drain line, the most common issue here. They should also check the drain pan and insulation. Without this fix, mould will return quickly.

Given the leak has affected the wall and carpet, a professional mould inspection is strongly advised. Hidden moisture inside the wall is likely, and improper cleaning can aerosolize spores.
