AC leaking and black mold on wall, who to call?« Back to Previous Page

My bedroom AC unit in my Jumeirah apartment has been leaking a bit of water onto the carpet below, and now I’m starting to see these black spots forming on the wall right behind the vent. It’s been getting worse since the humidity really kicked in last month. What’s the best way to clean this safely and who should I call to fix the AC so it stops happening?

The black spots are very likely active mold growth, a common issue in Dubai apartments when AC units leak during high humidity periods. The moisture from the leak, combined with condensation and organic dust in the air, creates an ideal environment for mold, especially behind the unit where it's dark and undisturbed.
For safe cleaning, avoid bleach; it can damage paint and only lightens mold without killing the roots. Instead, use a diluted white vinegar solution or a dedicated mold-cleaning product, scrubbing the area gently. Wear an N95 mask and gloves to avoid inhaling spores or getting them on your skin. However, cleaning the visible spot is only a temporary fix if the underlying moisture problem isn't resolved. You need to call two different professionals. First, a certified HVAC technician must fix the AC leak. Common causes are a clogged condensate drain line—which should be flushed annually—or a malfunctioning drain pan. They will repair the unit to prevent future condensation overflow. Second, because the leak has soaked into the wall, a mold inspection and remediation specialist should assess the damage. Mold can grow inside wall cavities where you can't see it. A proper assessment, often involving moisture meters and sometimes lab analysis of a swab sample, determines the extent of the infestation. They will then safely contain the area, remove affected materials if necessary, and treat it to prevent regrowth. For serious cases, always choose a company that provides documented before-and-after verification of their work. |
