AC Leaking and Mold Growth: How to Clean and Fix?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below the vent, and now I’ve spotted a few small black patches of mold starting to form on the base of the wall. It’s been getting worse over the last couple of weeks since the weather got more humid. What’s the most effective way to clean this myself to stop it from spreading, and who should I call to fix the AC unit to prevent it from happening again?

The AC leak is creating a chronic moisture source, which is why the mold is growing. In Dubai's humidity, this will continue unless both the moisture and the mold are properly addressed.

For the immediate mold cleanup on a non-porous surface like a wall base, wear an N95 mask and gloves. Wipe the area with a diluted white vinegar solution or a dedicated EPA-approved mold cleaner; avoid bleach as it only discolors mold and doesn't kill the roots. Dry the area completely with a fan. For the wet carpet, professional extraction and drying are critical to prevent mold growth inside the padding, which you cannot effectively clean yourself.

The root cause is the AC leak, which must be fixed by a certified HVAC technician. They will need to identify why it's leaking—common issues here are a clogged condensate drain line due to dust or microbial growth, a damaged drain pan, or incorrect unit levelling. Simply cleaning the visible mold without stopping the water is ineffective.

For a situation like this, where water has affected building materials, a professional indoor health inspection is recommended. They can use moisture meters to find hidden dampness in the wall and air testing to confirm spore levels have returned to normal after remediation. In many cases, the wall may need to be opened to dry the structure properly.

To prevent recurrence, ensure your HVAC system receives annual maintenance, including cleaning the condensate drain line with an algaecide. This is essential in our climate where AC runs year-round. For the AC repair, contact a provider with proven HVAC certifications; for assessing and remediating the mold and moisture damage, a company with a microbiology lab can provide the testing needed to verify the problem is fully resolved.
