The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below it, and now I’ve spotted a few small black patches of mold starting to form on the baseboard. It’s been incredibly humid this month and I’m worried it’s just going to get worse. What’s the best way to clean this up myself to stop it spreading, and who should I call to fix the AC unit to prevent it from happening again?

The AC leak is likely due to a clogged condensate drain line, a very common issue in Dubai's high humidity where ACs run constantly. First, address the water source immediately to prevent further mold growth.

For the small mold patches on the baseboard, you can clean it yourself if the area is smaller than one square meter. Wear a mask and gloves. Use a solution of detergent and water, or a mix of one part white vinegar to four parts water. Scrub the area, dry it thoroughly, and dispose of any contaminated rags. Do not use bleach, as it only lightens the color and doesn't kill the roots.

However, cleaning the surface is a temporary fix. The real concern is moisture trapped within the wall or carpet backing, which you cannot see. This hidden moisture will cause the mold to return quickly and spread.

You need two professionals. First, an AC technician must fix the leak at its source by unclogging the drain line and ensuring the unit is draining properly. Second, for the mold, a specialist should conduct an inspection. They use moisture meters and thermal cameras to find hidden dampness behind the baseboard. In many cases, the carpet pad and a section of the drywall may need to be removed and replaced to properly remediate the problem and prevent recurrence.
