AC Leaking and Mold in Jumeirah Village Circle Apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I’m seeing a small black patch of mold starting to form on the baseboard. It’s been getting worse over the last couple of weeks since the humidity really kicked in. What’s the most effective way to kill and remove this mold for good, and what can I do to stop the AC from causing this again?

The AC leak is likely due to a clogged condensate drain line, a very common issue in Dubai's high humidity where ACs run constantly. First, address the source: turn off the AC unit at the circuit breaker to stop the water flow. Soak up any standing water on the carpet immediately to prevent further mold growth and structural damage.

For the small patch of mold on the baseboard, you can clean it yourself if the area is smaller than one square foot. Wear an N95 mask and gloves. Scrub the area with a mixture of detergent and water. Avoid using bleach, as it doesn't prevent regrowth and can damage materials. After cleaning, ensure the area is dried completely with a fan.

However, if the water has seeped into the carpet underlay or drywall, the mold problem is likely out of sight and more serious. In this case, professional inspection and remediation are necessary to prevent it from spreading through your apartment's air. The constant humidity here means mold can regrow quickly if not handled correctly.

To prevent recurrence, have a certified HVAC technician service your AC unit. They will clear the condensate drain line and check for other issues. Ensure your apartment's AC drip pan is properly aligned and draining. Maintaining consistent indoor humidity below 60% with a dehumidifier can also help significantly.
