AC leaking, black mold on wall: DIY fix or professional?« Back to Previous Page
|
The AC in my apartment in Jumeirah seems to be leaking into the wall behind it, and now there's a large patch of black mold spreading from the corner. I tried wiping it with vinegar but it came right back within a few days. I'm worried about the cost of getting it professionally fixed, especially if they have to open up the wall. Is this a job I can handle myself with products from ACE, or should I just call a professional company for a quote?

That's a serious situation you've described, and it's a very common one here in Dubai's climate. Let me be direct: based on what you've said, this is absolutely NOT a DIY job.
The fact that the mold came back after a surface wipe with vinegar is the biggest red flag. Vinegar only kills surface-level growth. The moisture from your AC leak has almost certainly saturated the gypsum board (drywall) and possibly the insulation behind it. The black mold you see is just the "bloom" or fruiting body; the root system (hyphae) is growing deep within the wall cavity. No product from ACE can reach that. In the UAE, the construction materials, specifically the type of gypsum board used, are highly susceptible to moisture retention. Simply wiping the surface and fixing the AC drip pan will not solve the problem. The contaminated porous material must be properly removed and disposed of according to local municipal guidelines to prevent cross-contamination. A professional inspection is critical here. We use moisture meters and thermal imaging cameras to determine the exact extent of the water damage and mold growth behind the wall without unnecessary demolition. Opening up the wall yourself risks releasing a massive cloud of toxic mold spores throughout your apartment, creating a much larger and more hazardous remediation project. For your health and to ensure the structural integrity of your apartment, you need a professional assessment and containment protocol. The cost of a proper fix now will be far less than dealing with a widespread contamination or health issues later. Call us for a definitive quote and to understand the full scope.
