AC leaking, causing wall mold. How to clean and prevent?« Back to Previous Page

Our AC unit in our Jumeirah Park villa has been leaking a bit of water onto the carpet in the master bedroom, and now I'm seeing a few black speckles forming along the base of the wall. The room has started to feel damp, especially in the mornings. What's the most effective way to clean this up and stop the mold from coming back for good?

The situation you've described in your Jumeirah Park villa is a classic and serious mold scenario, often triggered by the unique climate of Dubai. The AC condensate drain line is likely clogged, a common issue here due to dust and high AC usage, causing water to back up and saturate building materials. The black speckles are almost certainly active microbial growth, which can proliferate rapidly in our high humidity.

Do not attempt to clean this yourself with bleach or household cleaners. These are ineffective on porous surfaces like drywall and carpet, and they only address surface discoloration, not the root cause or the hidden hyphae (root system) within the material. Disturbing it improperly can aerosolize spores, spreading the contamination to other areas of your home.

The only effective and permanent solution is a professional remediation protocol. Per UAE standards, this requires: 1) immediate containment of the affected area with negative air pressure to prevent cross-contamination, 2) identification and rectification of the moisture source (the AC leak), 3) safe removal and disposal of non-salvageable porous materials (the wet carpet and likely the lower section of drywall), 4) HEPA vacuuming and abrasive cleaning of remaining structures, and 5) application of an EPA-approved antimicrobial agent to eliminate residual spores.

Prevention is critical. After remediation, ensure your AC units are serviced quarterly to clean coils and drain lines. Maintain indoor humidity below 60% using dehumidifiers if necessary. For a proper assessment and a guaranteed solution, I strongly recommend a certified inspection. Call our specialists at Saniservice on 800-MOLDS (800-66537) or email hello@saniservice.com. We can diagnose the exact extent of the problem and provide a definitive remediation plan to ensure your home is safe and the mold does not return.
