AC leaking into wall: DIY fix or call a pro?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle seems to be leaking into the wall behind it, and now there's a spreading black patch that smells damp. It's gotten worse over the last few weeks since the humidity kicked in. I'm worried about my family breathing this in but also worried about the cost. For a problem like this, is it better to just clean it myself with vinegar or should I absolutely call a professional, and what's the ballpark cost for that here?

With a visible leak and spreading black discoloration, this requires professional assessment immediately. The damp smell indicates active microbial growth, and in Dubai's high humidity, what you see on the surface is often a small part of the problem inside the wall cavity. DIY cleaning with vinegar only addresses the surface stain and will not resolve the moisture source or the hidden colony.
The primary risk isn't the colour but the persistent dampness, which creates ideal conditions for various mould types. In enclosed spaces like JVC apartments, spores from these colonies can circulate through the AC system, potentially causing respiratory irritation and allergic reactions. The leak itself must be repaired first—this could be a blocked condensate drain line, a faulty installation seal, or insulation issues, all common in our climate due to year-round AC use. For a leak into a wall, expect a professional remediation process to involve: identifying and repairing the water source, controlled demolition to access and remove contaminated drywall/insulation, HEPA vacuuming and antimicrobial treatment of the cavity, and finally reconstruction. The cost is driven by the extent of demolition and repair needed, not just the cleaning. Reputable providers should offer a detailed assessment and quote before any work begins. For health safety and to prevent structural damage, investing in a proper fix is strongly advised over a temporary DIY solution. |
