AC leaking water and black mold spots - how to fix?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below it, and now I’m starting to see a few small black spots in the corner. It’s been getting worse over the last couple of weeks with the humidity. What’s the best way to clean this up myself to stop it from spreading, and who should I call to fix the AC unit for good?

The water leak is creating ideal conditions for mold growth, which thrives in Dubai's high humidity. First, address the moisture source. Turn off the AC unit at the circuit breaker to prevent electrical hazards and stop the water flow. Soak up any standing water with towels immediately.
For the small black spots, a solution of white vinegar and water (1:1 ratio) can be effective for surface cleaning on non-porous materials. However, carpet is porous, and if the mold has penetrated the fibers, DIY cleaning often spreads spores or only addresses the surface. Bleach is not recommended as it doesn't kill mold roots and can worsen indoor air quality. The critical step is fixing the AC leak. Common causes in Dubai include a clogged condensate drain line from dust and biofilm, a damaged drain pan, or low refrigerant levels causing the unit to ice up and then drip. This requires a certified HVAC technician to diagnose and repair permanently. Without this fix, the mold will return. Given the visible growth and the potential for hidden mold inside the AC unit or under the carpet, a professional inspection is advised. They can use moisture meters and borescopes to assess the full extent. For a verified remediation, look for a provider that follows IICRC standards and can provide before-and-after lab testing to confirm the environment is returned to a healthy state. |
