AC leaking water, black mold on carpet?« Back to Previous Page

My bedroom’s AC unit has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m seeing a bunch of small black spots spreading out from the damp area. I’m really worried it’s black mold, especially with the humidity lately. What’s the most effective way to clean this myself and stop it from coming back, or should I just call my building’s maintenance immediately?

Stop the AC unit immediately and call building maintenance. A leaking unit is the source of the problem and they are responsible for repairing it. In Dubai's climate, a constantly damp carpet will almost certainly lead to mold regrowth, even if you clean the visible spots.

The black spots are very likely mold, given the constant moisture from the leak. While not all black-colored mold is the infamous "toxic black mold" (Stachybotrys), any mold in your sleeping area can cause significant irritation and worsen allergies. The high humidity here accelerates its growth.

For a small area, you can carefully clean it yourself while wearing an N95 mask and gloves. Do not vacuum, as this can aerosolize spores. Instead, use a damp cloth with a detergent solution, blot the area, and then ensure it is dried completely with a fan. However, this is only a surface-level fix for a very minor problem.

Given the leak has been ongoing and the mold is spreading from the AC, the moisture has likely penetrated the carpet pad and possibly the subfloor. This is beyond a simple surface clean. A professional inspection is strongly recommended to assess the full extent of the damage. They can use moisture meters and, if necessary, take samples for lab analysis to identify the species, which is the only way to know the specific risk. The priority is stopping the leak at the source with maintenance, then properly assessing and remediating the dampness in the room.
