AC leaking water, causing mold. Who to call first?« Back to Previous Page

The AC unit in our bedroom in Jumeirah has been leaking a little water onto the carpet underneath for a couple of weeks. I keep wiping it up but the dampness keeps coming back, and now I'm starting to see a few small black spots on the wall behind it. What's the best permanent fix to stop this mold before it gets worse, and who should I call first, the AC technician or a cleaning company?

This is a classic and serious issue we encounter frequently in Dubai due to our high humidity and year-round reliance on AC systems. The black spots are almost certainly active mold growth, fueled by the constant moisture from the leak.
The correct sequence is critical. You must call a certified HVAC technician first. The root cause is the malfunctioning AC unit—addressing the leak is the only permanent fix. The technician will likely need to unclog the condensate drain line, check the drain pan, or repair a faulty installation. Simply wiping the water is insufficient and allows the mold to proliferate. Once the leak is permanently stopped and the area is completely dry (which may require industrial air movers), then you call a professional mold remediation company. Do not call a general cleaning company. Mold requires specialized protocols for safe removal and sanitization to prevent spore dispersion and protect your health. In the UAE, reputable companies follow strict guidelines for containment, air filtration, and the use of EPA-approved antimicrobials. Given the visible growth on the wall, a professional inspection is strongly advised. The mold may have spread into the wall cavity or under the carpet padding, which is not visible. Our team at Saniservice can conduct a comprehensive assessment using moisture meters and thermal imaging to determine the full extent of the contamination and provide a certified remediation plan.
