AC mold and smell: clean myself or call landlord?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint, damp smell every time it kicks on, and I’ve started finding small black spots along the silicone sealant in the master bedroom window frame. It’s been getting worse since the humidity started rising last month. What’s the most effective way to clean this myself to prevent it from spreading further, and should I be getting my landlord to check the AC unit itself?

The damp smell and black spots are classic signs of condensation-related mold growth, a very common issue in Dubai apartments due to high humidity and constant AC use. The spots on the silicone are likely surface mold, but the smell indicates a potential issue within the AC unit itself, likely in the evaporator coils or drip pan where moisture accumulates.
For the window sealant, you can clean it yourself. Use a microfiber cloth and a solution of white vinegar or a diluted bleach cleaner (1 part bleach to 10 parts water). Wear gloves and ensure good ventilation. Scrub the silicone thoroughly to remove all visible spots. This is a temporary measure, as it will likely return if the room's humidity isn't controlled. Do not attempt to clean the interior of the AC unit yourself. DIY sprays are ineffective at reaching the core contamination and can damage sensitive components. The recurring smell means the source inside the unit hasn't been addressed. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining major building systems, including central AC units. You should formally notify your landlord or property management company in writing about the musty smell emanating from the AC. Request that they arrange for a professional inspection and cleaning of the internal ductwork and evaporator coil. A proper cleaning requires technicians to access the internal components, not just the filters. For persistent issues, a surface sample sent for lab analysis can identify the mold type, which is useful for remediation. Focus on getting the landlord to address the AC, as that is the source of the smell and the elevated moisture. |
