The AC in my apartment seems to be leaking a little bit of water onto the wall behind the bed in our master bedroom. I only noticed it when I moved the headboard yesterday, and now I see a big patch of black, fuzzy mold spreading on the wall and even a bit on the carpet. We've lived here for 2 years and just noticed this. Is this the dangerous black mold and who should I call first, the building management or a cleaning company?

The black growth is likely Stachybotrys chartarum, often called "black mold," which thrives in the consistently damp conditions created by your AC leak. It's known for producing mycotoxins that can cause significant health issues, including persistent coughing, headaches, and worsened asthma, especially with prolonged exposure in a bedroom.

Your first call should be to your building management or landlord. By Dubai Municipality regulations, they are responsible for fixing the source of the water intrusion—the leaking AC unit and any resulting damage to the building structure. Do not attempt to clean it yourself, as disturbing the mold without proper containment can aerosolize spores throughout your apartment.

Once the leak is repaired, you will need professional mold remediation. Look for a company that conducts a preliminary inspection, provides a scope of work, and can verify the cleanup with post-remediation testing, ideally from an independent lab. This ensures the mold is properly removed, not just superficially cleaned. In Dubai's humid climate, simply wiping it away will lead to rapid regrowth if the underlying moisture isn't resolved.
