aC mold behind sofa: DIY fix or call a pro??« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit of water onto the wall for a couple of months, and now I’m seeing a big black patch of mold spreading behind the sofa. I tried wiping it with vinegar, but it just came back darker. Is this something I can handle myself with a trip to ACE, or should I just call a professional mold removal company and what would that likely cost?

That black patch behind your sofa is a classic sign of a chronic AC condensate leak, and the UAE's high humidity makes it a persistent problem. Vinegar often fails on porous surfaces like drywall because it only addresses the surface stain, not the fungal roots (hyphae) penetrating the material.

For a small, surface-level patch (under one square foot), a DIY approach can work. Use a hydrogen peroxide-based cleaner or a dedicated EPA-approved fungicide from a hardware store, not just vinegar. Scrub, let it dry completely, and then seal the area with a mold-blocking primer. However, if the mold has returned darker after your attempt, it indicates a deeper infestation within the wall cavity itself.

Given the leak has been ongoing for months, this is almost certainly a professional job. The visible patch is often just the tip of the iceberg; the internal wall structure is likely saturated. A proper remediation involves stopping the AC leak at its source, removing affected drywall and insulation, HEPA-vacuuming the cavity, and applying antimicrobial solutions. Without this, the mold will continue to regrow and release spores into your indoor air.

Costs for professional remediation vary significantly based on the extent of the damage discovered. For a contained leak like this, it's often more affordable than people expect, but the final price depends on how much wall and insulation must be removed and replaced. The essential first step is a professional inspection to assess the hidden damage; any reputable company will provide this assessment and a clear scope of work before giving you a final price.
