AC mold behind wall in Dubai: DIY or professional?« Back to Previous Page

The AC in my bedroom has been leaking a little bit onto the carpet for a couple of weeks, but I just pulled back the corner and found a huge patch of black and green mold underneath. It’s been so humid lately in Dubai and I’m worried it’s spread behind the wall. What’s the best way to handle this myself, or do I need to call a professional cleaning company?

That mold growth is a significant concern, given Dubai's high humidity and the potential for it to spread inside wall cavities. A leak from an AC unit, especially over weeks, creates the perfect damp environment for mold to thrive unseen.

For a visible patch under the carpet, a small area (under 1 square meter) can sometimes be handled DIY with caution. You must fix the AC leak first to stop the moisture source. Then, wearing an N95 mask, gloves, and goggles, carefully remove the affected carpet section. Clean the concrete subfloor with a detergent solution, then a diluted vinegar or specialist mold cleaner. The carpet padding must be discarded, and the carpet itself may not be salvageable.

However, the strong likelihood of mold behind the drywall is where this becomes a job for professionals. In Dubai's climate, mold spores will rapidly colonize the insulation and wooden studs inside the wall. A proper remediation company uses moisture meters and borescopes to inspect inside the wall without unnecessary demolition. They then set up containment barriers and use HEPA filtration machines to prevent spores from spreading to other rooms during the cleanup process, which is a critical step you cannot replicate DIY.

Given the extent you've described and the duration of the leak, a professional inspection is strongly advised to assess the full scope. Look for a provider that offers detailed before-and-after testing from an independent lab to verify the air quality and that the problem is truly resolved, not just the visible stain removed.
