AC mold behind wardrobe: clean myself or report first?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit for the past month, and now I’ve found a patch of black and green mold spreading on the wall behind the bedroom wardrobe. It has a really earthy, damp smell in that corner. What’s the most effective way to clean this myself, and should I be reporting this to my building management first?

The earthy smell confirms active mold growth from the AC condensate leak. In Dubai's high humidity, this moisture creates a persistent problem that cleaning alone won't solve.

Report this to your building management immediately. Your tenancy contract and Dubai Municipality regulations typically hold the landlord or building owner responsible for fixing the source of the leak—which is the faulty AC unit or its drainage line. They need to repair the AC to stop the water intrusion; otherwise, the mold will return even after the most thorough cleaning. Document the issue with clear photos and a written notice to create a paper trail.

For the existing mold, a temporary cleaning measure can help manage it until the leak is fixed. Wear an N95 mask and gloves. For a small patch, a solution of white vinegar or diluted bleach (1 part bleach to 10 parts water) can be used to scrub the visible growth. However, this only addresses surface mold you can see. The damp smell suggests possible growth inside the wall cavity, which requires professional assessment and remediation to prevent health risks and structural damage.

Given the concealed location behind the wardrobe and the duration of the leak, a professional inspection is strongly advised to determine the full extent. They use moisture meters and thermal cameras to find hidden dampness. For a science-driven approach, a lab test can identify the mold species, which is crucial for understanding any potential health risks, especially in a bedroom.
