AC mold: DIY clean or call a pro for cost?« Back to Previous Page

The AC in my bedroom in our Jumeirah villa has been leaking a bit, and now I've spotted a patch of black mold on the wall behind the headboard. It's been humid for a couple of weeks and the smell is getting really strong. I'm worried about my allergies and want to get it sorted quickly. Should I try to clean this myself with bleach or is this a job for a professional mold remediation company, and roughly how much would that cost for a small area like this?

For a visible patch with a persistent musty smell and known water leakage, professional assessment is strongly recommended. The high humidity in Dubai provides ideal conditions for mold to proliferate, and what you see on the surface often indicates a more extensive problem within the wall cavity or AC system itself.

Cleaning with bleach is a common DIY approach, but it's often ineffective on porous surfaces like drywall and can pose respiratory risks during application. It may also only remove surface discoloration, leaving the root colony intact to regrow. For a small, isolated patch, a thorough DIY clean with a dedicated mold cleaner (not bleach) and proper PPE (N95 mask, gloves) can be attempted if the underlying moisture issue is completely resolved.

However, given the leak from the AC unit—a continuous moisture source—the problem will almost certainly recur unless the AC is professionally serviced to stop the condensation. A certified mold inspector can use moisture meters and borescopes to assess the wall's internal condition and take air or swab samples for lab analysis to identify the species, which is crucial for understanding any health risks, especially with allergies.

The cost for professional remediation of a small area is typically more accessible than many assume, but it is always contingent on the full extent of the damage discovered during the inspection. The most critical first step is to have a certified professional diagnose the source and scope to provide an accurate remediation plan and cost estimate.
