AC mold: DIY vinegar clean or call professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint damp smell, and I just noticed a few small black spots around the vent in the living room. It’s been like this for a couple of weeks since the humidity really kicked in. Is this something I can tackle myself with a vinegar spray or should I call a professional cleaning company right away to stop it from spreading?

That damp smell and visible spots indicate active mold growth in your AC system, a common issue here due to our high humidity and constant AC use.

For a few small, visible spots only on the vent cover, a DIY approach can be a first step. Turn the AC off at the circuit breaker. Remove the vent cover and clean it with a solution of one part white vinegar to one part water, scrubbing thoroughly. Let it dry completely before reinstalling. However, this only addresses surface-level contamination you can see. The smell suggests mold is likely growing deeper within the ductwork or on the cooling coils, which you cannot access or properly treat yourself.

If the damp smell returns after cleaning the vent—which it often does—or if the spots reappear quickly, you need a professional assessment. The mold colony inside the unit is feeding on moisture from condensation and will continue to spread spores through your air. In Dubai's climate, this is a persistent issue that requires addressing the root cause.

Professional remediation involves using HEPA vacuums and EPA-approved biocides to treat the entire internal system, not just the visible parts. The most critical step is a post-remediation verification test, like an ATP swab, to get a quantifiable, lab-based reading that confirms the mold load has been reduced to acceptable levels. This is the only way to verify the treatment was actually successful and your air is clean. For a systemic issue with a persistent odor, calling a professional is the recommended course of action to prevent it from worsening.
