AC mold from leak: call landlord or remediation company?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots forming along the edges of the bedroom wall behind the wardrobe, and it feels damp to the touch. I'm guessing it's from the AC unit, which has been leaking a bit more than usual this past humid season. What's the best way to handle this in Dubai – should I call my landlord first or get a professional mold remediation company myself?

Contact your landlord first, as this is their legal responsibility to address. Under Dubai rental law (RERA), landlords must maintain the property, including fixing AC issues that cause dampness and mold growth. Send them clear photos of the black spots and the damp wall, and note the AC leak. This creates a formal record of the issue.

Given the visible growth and dampness, this is beyond a simple wipe-down. The wall cavity behind the wardrobe likely has a more significant moisture problem that needs proper diagnosis. Your landlord should arrange for an AC technician to repair the leak and a specialized inspector to assess the mold. The high humidity here, especially during summer, means condensation and AC leaks are common catalysts for mold that can spread quickly if the source isn't fixed.

If your landlord is unresponsive or tries a superficial fix like just painting over it, then you would need to engage a professional remediation company yourself. Look for one that provides verifiable evidence, like before-and-after lab reports, to ensure the moisture source is eliminated and the mold is properly removed. Simply cleaning the surface without addressing the hidden dampness inside the wall will lead to it returning.
