AC mold from leak: call management or professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I've found a patch of black mold behind the wardrobe in my bedroom. It's been humid lately and I think the dampness from the AC unit caused it. What's the best way to handle mold removal here—should I call my building management first, or go straight to a professional cleaning company?

Contact your building management immediately—they are responsible for fixing the AC leak, which is the source of the problem. In Dubai, landlords and building management are typically obligated to address maintenance issues that lead to indoor environmental hazards like mold.

While they arrange the repair, document the mold with photos and request a professional mold inspection. The black mold behind your wardrobe suggests hidden moisture, common here due to high humidity and constant AC use, which often leads to condensation issues. Surface cleaning alone is insufficient if the wall or backing material is damp.

For removal, a professional company should handle it, especially since the mold is on a porous surface like drywall. They will use containment to prevent spores from spreading during remediation and identify the moisture source beyond the obvious leak. In JVC’s climate, improper drying can lead to quick regrowth. Reputable providers will verify removal with post-remediation testing, not just visual clearance.

Building management might have a company they use, but you can also hire your own for an independent assessment. Ensure whoever you choose provides documented evidence of the mold’s removal and moisture readings showing the area is dry.
