AC mold from leak: clean first or inspect unit?« Back to Previous Page

The AC in our Jumeirah apartment has been leaking a bit onto the carpet in the master bedroom for a couple of months. I've been waking up with a stuffy nose and a dry cough that just won't go away, and this morning I finally pulled back the corner of the carpet and found a patch of black mold underneath. What's the safest and most effective way to get this professionally cleaned, and should I be getting my AC unit inspected first?

Stop using the AC in that room immediately and contact a professional mold inspection company. In Dubai's climate, the constant high humidity and condensation from a leaking AC unit create ideal conditions for mold growth, especially hidden within walls or under flooring where it can rapidly colonize.
The inspection must come first. A certified professional should assess the AC unit to identify and repair the source of the moisture leak. They will also determine the full extent of the mold contamination under the carpet, in the underlay, and potentially in the subfloor. Attempting to clean the visible patch without this assessment often disturbs the mold, releasing more spores and spreading the problem. For remediation, the affected carpet and underlay will likely need to be removed and disposed of properly. The subfloor must then be professionally cleaned and treated with antimicrobial solutions. Simply spraying a bleach solution is ineffective and can be dangerous. The process requires containment to prevent cross-contamination and specialized equipment like HEPA air scrubbers. Your symptoms are a common reaction to mold exposure. Once the source is repaired and the contamination is fully remediated—with verification through post-clearance testing—those health issues should subside. Look for providers who offer documented before-and-after evidence of remediation, not just a visual clean. |
